3. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) i a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standards CW-C12 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) c. Dedication to result in a 25-foot-wide right-of-way from the centerline of Carlton Road to the property line shall be required across the 25-foot-wide access. (Development Title Section 9-1150.5) d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$1,387.00 per 1,000 gross square feet of building designated as Service Commercial in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution 00433) e. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due and payable prior to issuance of building permits. The fee currently is$569.00 per 1,000 gross square feet of building designated as Service Commercial. The fee shall be automatically increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. (Development Title Section 9--818.4, Resolution R-97-5) f The applicant shall provide will-serve letters for water service, sewer service, and storm drainage. g. A copy of the Final Site Plan shall be submitted prior to the release of building permits. h. Verification shall be obtairied from the Solid Waste Division (468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects._The Final Site Plan is required upon submittal of verification. i. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$780.00 per 1,000 gross square feet of building designated as Service Commercial. The fee is based on the current schedule. (Resolution R-06-38) NOTE: Any construction activity that results in the disturbance of at least one acre of soil shall require a State NPDES construction permit. 4. This project is not subject to participate in the San Joaquin County Multi-Species Habitat Conservation and Open Space Plan (SJMSCP) at this time due to structure and ground disturbance already existing. Any future structures that require ground disturbance on this or subsequent divided parcels will be subject to participate in the SJMSCP. 5.
