Opposition Letters
The Community Development Department has received six fetters in opposition to the project.
Specifically, neighbors have expressed concerns regarding the impact of traffic and a need for a
park.
Traffic: Several letters expressed concerns with regards to traffic at Sierra Drive and State Route
12188. The Department of Public Works required the applicant to complete a traffic study for the
underlying Major Subdivision project. The traffic study was prepared by Dowling Associates, Inc.
on May 31, 2006 and included mitigation measures to ensure any traffic impacts would be
reduced to a,less-than-significant level. The applicant shall be required to pay the Traffic Impact
Mitigation Fee and the Regional Traffic Impact fee. Additionally, the applicant shall install a traffic
• signal at the intersection of State Route 12188 and Sierra Drive and provide left turn lanes on
eastbound and westbound State Route 12188 at the State Route 12188 and Sierra Drive access
7 intersection.
Park: Some letters of opposition expressed concerns with regard to a lack of a park. The
Department of Parks and Recreation indicated they will require the collection of in-lieu fees from the
applicant for park development and allocation of funds received will be disbursed within a five-mile
radius of the proposed subdivision.
I
Y
i
San Joaquin County PA-0500509, PA-0500844/1-ockeford Land Group
Community Development Page 5
