This tentative map approval will expire <br /> on ,which is three (3)years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2)a Final Map has been filed with <br /> and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall <br /> be complied with prior to approval of the Final Map. Those Conditions followed by a <br /> Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified and other ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 468-8477) <br /> a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative <br /> map dated October 9, 2006. <br /> b. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply to this <br /> map: <br /> (1) The.average lot width for all lots in this proposed subdivision shall be equal to or <br /> greater than the minimum lot width required (60 feet). (Development Title Section 9- <br /> 310.4[a][1]) <br />+, (2) individual corner lots shall not have a lot width of less than 50 feet. (Development <br /> 1 Title Section 9-310.4[a][2] <br /> (3) All parcels shall have a minimum lot area of 8,000 square feet. COMMON AREAS: Common areas shall be maintained through a Homeowners or Property <br /> Owners Association. <br /> d. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance: <br /> I <br /> (1) The following note shall be placed on the Final Map and also shall be recorded as a <br /> I separate instrument: <br /> i A. The removal of a Native Oak Tree shall require an approved Improvement Plan <br /> application. Replacement of any tree removed under Development Title Section <br /> 9-1505.3 shall be as specified in Section 9-1505.4. <br /> B. If the tree is to remain, development constraints shall be noted on the subdivision <br /> plans, consistent with Section 1505.5 of the Development Title. <br /> C. Heritage Oak Trees shall not be removed. <br /> e.
