This tentative map approval will expire on ,which is three (3)years from the effective date of approval, unless (1) all Conditions of Approval have been complied with and (2)a Final Map has been filed with and accepted by the County Surveyor. Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be complied with prior to approval of the Final Map. Those Conditions followed by a Section Number have been identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be modified and other ordinance requirements may apply. 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Mo Hatef, 468-8477) a. TENTATIVE MAP: The Final Map shall substantially conform with the approved tentative map dated October 9, 2006. b. LOT SIZE AND WIDTH: the following lot size and width regulations shall apply to this map: (1) The.average lot width for all lots in this proposed subdivision shall be equal to or greater than the minimum lot width required (60 feet). (Development Title Section 9- 310.4[a][1]) +, (2) individual corner lots shall not have a lot width of less than 50 feet. COMMON AREAS: Common areas shall be maintained through a Homeowners or Property Owners Association. d. TREE PRESERVATION: Future development on the parcels shall be consistent with the requirements of the County's Tree Preservation Ordinance: I (1) The following note shall be placed on the Final Map and also shall be recorded as a I separate instrument: i A. The removal of a Native Oak Tree shall require an approved Improvement Plan application. Replacement of any tree removed under Development Title Section 9-1505.3 shall be as specified in Section 9-1505.4. B. If the tree is to remain, development constraints shall be noted on the subdivision plans, consistent with Section 1505.5 of the Development Title. C. Heritage Oak Trees shall not be removed. e. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) Street trees are required as specified in Section 9-1020.4 of the Development Title. (2) landscape plans, prepared by a Landscape Architect, shall be submitted by the subdivider to the Planning Director for approval.
