CARPENTER ROAD <br /> APN 179-082-57 SU-97-1 <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comment: <br /> 1. The subject parcel lies within the boundary of the South Stockton Community Facilities i <br /> District 90-1 (Sewer District). Although the proposed development lies within'1San <br /> Joaquin County, as a condition of receiving City of Stockton sewer service, the property <br /> owner must annex to the District (sign the CFD .90-1 MOU) and pay the District <br /> annexation fee prior to permit issuance or recordation of a subdivision map. Further, <br /> property owner must comply with San Joaquin County Health Department requirements <br /> relative to septic abandonment. <br /> 2. The owner/developer should dedicate and improve Carpenter Road within the limits of the <br /> project to provide a 60' street section (30' half section). Frontage improvements including, but <br /> not limited to,curb, gutter, sidewalk, driveway installation, pavement widening and street lightirg <br /> should be installed prior to occupancy of any buildings/structures on this site. Should instailatim <br /> of these improvements prove not practical due to existing physical constraints,{ the <br /> owner/developer should enter into a Deferred Improvement Agreement whereby.i the <br /> owner/developer agrees to install the required improvements at such time as it is practical. <br /> 3. All off-site improvements shall conform to City of Stockton Standard Plans and Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
