CONDITIONS OF APPROVAL <br /> UP-99-23 <br /> Roman Catholic Bishop of Stockton <br /> Use Permit Application No. UP-99-23 was approved by the San Joaquin County Planning <br /> Commission on January 6, 2000. The effective date of approval is January 16, 2000. This approval <br /> will expire on July 17, 2001, which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates),on-site <br /> { TE <br /> PLAN CHECK LIST' for gdeta ls).existing fee iand sposed required forthe Site sP andreview.g (refer to(Developthe ment Title <br /> Section 9-884) <br /> i <br /> b. APPROVED USE: This approval is for the addition of a 5,330-square-footmausoleum to an existing <br /> cemetery for the purpose of aboveground human interment, as shown on the Site Plan submitted <br /> November 1, 1999. The project is to be completed in two phases. Phase 11 is to be completed by <br /> January2004. (Use Type: Funeral and Interment Services—Cemeteries) <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architectshall be included. <br /> e. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings,parking,driveways,walkways,or other permanent facilities shall <br /> be landscaped. <br /> I <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Pian: <br /> (1) All driveways,and maneuvering areas shall be surfaced and permanently maintained with base <br /> material of appropriate depth and asphalt concrete or Portland cement concrete to provide a <br /> durable, dust-free surface. Bumper guards shall be provided where necessary to protect <br /> adjacent structures or properties.
