FINDINGS FOR SITE APPROVAL <br /> PA-1700093 <br /> FONDSE /MOYER <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed farm services facility may be <br /> conditionally permitted in the AG-40 (General Agriculture -40 acre minimum) zone with an <br /> approved Site Approval application. The project site has a General Plan designation of A/G <br /> (General Agriculture), and the AG-40 zone is an implementing zone for this designation. <br /> Therefore, the proposed farm services facility is consistent with the goals, policies, <br /> standards and maps of the General Plan and there are no Master Plans, Specific Plans, <br /> and/or Special Purpose Plans in the project vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities, access roads, sanitation, drainage <br /> and other necessary facilities exist or are proposed and the proposed improvements are <br /> properly related to existing streets. The project will be served by a private septic system, <br /> an individual well, and on-site storm drainage. The amount of storm drainage runoff <br /> generated by the construction of any new buildings will be contained on-site. The <br /> applicant is able to modify the number of parking spaces from 29 to 6 as requested in the <br /> letter from the applicant because of the number of employees and the absence of <br /> customers. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the parcel is 40 acres and of adequate size to <br /> accommodate the proposed use and the Site Plan shows that all yards, building coverage, <br /> setbacks, parking areas, and other requirements of the Development Title can be met. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the Initial Study prepared for this project found no <br /> potentially significant environmental impacts. With the conditions from the Community <br /> Development Department, the Environmental Health Department, and the Department of <br /> Public Works,the project is expected to have a less than significant impact on public health, <br /> safety, and welfare. In addition, the project is not anticipated to be injurious to the property <br /> or improvements of adjacent properties. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. Adjacent parcels are utilized for agricultural uses <br /> and there are a scattering of residences. The nearest residence that is not on the subject <br /> parcel is located 300 feet from the facility driveway. The proposed use, Farm Services, may <br /> be conditionally permitted in the AG-40 zone subject to an approved Site Approval <br /> application. <br /> PA-1700093 <br />
