CONDITIONS OF APPROVAL <br /> MS-96-14/DV-96-2 <br /> Zeiter <br /> Minor Subdivision Application No. MS-96-14 and Deviation Application No. DV-96-2 were approved <br /> by the San Joaquin County Community Development Department on July 30,1996. The effective date <br /> of approval is August 9, 1996. This tentative map approval will expire on August 9, 1999, which is <br /> three years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> DEVIATION APPLICATION NO. DV-96-2: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. APPROVED DEVIATION: This approval is to reduce the required minimum lot width from <br /> 150 feet to 135 feet for Parcel 2 of Minor Subdivision Application No. MS-96-14 as shown <br /> on the tentative map submitted June 6, 1996. <br /> MINOR SUBDIVISION APPLICATION NO. MS-96-14: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) Parcels 1 and 3 shall have a minimum lot width of 150 feet, measured at 20 feet <br /> back from the front yard line. (Development Title Section 9-310.4) <br /> (2) Parcel 2 shall have a minimum lot width of 135 feet, measured at 20 feet back <br /> from the front lot line. (Development Title Section 9-824.2[b][2]) <br /> (3) All parcels shall have a minimum lot area of one net acre. (Development Title <br /> Section 9-310.3) <br /> b. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> 2.
