INTRODUCTION <br /> This Report issues my findings regarding the Nitrate Loading and Soil Suitability Studies <br /> completed for the proposed Minor Subdivision for property owned by Mr. Robert C. Bowen. <br /> These Studies were completed to examine the underlying soil characteristics to determine the <br /> suitability of on-site decentralized wastewater management systems for residential use, commonly <br /> referred to as septic systems. These Studies provide the San Joaquin County Environmental <br /> Health Department(EHD)with their required information pertaining to the current status of the <br /> soil and underlying groundwater, regarding the nitrate loading potential from the current and <br /> future wastewater disposal systems on the subject Parcel. This report complies with San Joaquin <br /> County Development Title, Section 9-1105.2(d). Mr. Bowen, and his daughter Lisa Jennings, <br /> have provided the preliminary information to complete these Studies. <br /> Within the text of this Report, Bolded Section (§)numbers are referenced at the beginning of an <br /> applicable Paragraph(s), or Appendices that correspond with the EHD Requirements Checklist. <br /> Section Numbers referenced as SSS§, are sections applicable for the Soil Suitability Study <br /> Requirements Checklist. Section Numbers referenced as NLS§, are sections applicable for the <br /> Nitrate Loading Study Requirements Checklist. Other portions of text may also apply to other <br /> sections of the Checklists, but may not necessarily be referenced. <br /> NLS§2.3, SSS§ 3.1. The subject property is 800 ft south of the intersection of North Cherokee <br /> Road and Liberty Road in an unincorporated area of the County. Municipal sewer and water will <br /> not expand to this area for a number of decades. <br /> The Assessor's Parcel Number APN1�V a n pendia B.illustrates the future layout of <br /> the proposed Parcels to form he Minor Subdivision This project is a Zone Reclassification with <br /> a of Line Adjustment to create fourccls. e San Joaquin Community—$eveia n <br /> ment requires that a Nitrate Loading/Soil Suitability Study be submitted to EHD before <br /> submitting the Zone Reclassification Application. <br /> SSS§ 1.1, 1.2. The SJC District Viewer Map indicates the subject Parcel is currently 13.09 acres <br /> net. Each proposed Parcel acreage is found on Page 4, which describes perc testing for each <br /> Parcel. This acreage is also referenced on Page 9 for individual nitrate loading calculations for <br /> each individual Parcel. Proposed Parcels 1 and 3 currently contain a single family residential <br /> (SFR) structure. Present land use of the property can be observed by the attached Site Plans and <br /> aerial Google Maps. <br /> The testing protocol has found the indigenous soils under the subject property to contain a <br /> predominate lean clay/silty fine sand soil material possessing slow permeability with variability <br /> throughout the property. This region of the County is known for clayey,tight soils with slow <br /> permeability. Percolation test results reveal perc rates failing(except for proposed Parcel 4), or <br /> slightly exceeding the maximum allowable rate,thus the requirement for engineer recommended <br /> disposal systems on the two Parcels to be built upon. <br /> Page 4- <br /> Chesney Consulting <br />
