The construction of storm retention ponds on-site will consume about 4% <br /> of the entire site. County Improvement Standard require retention ponds to have <br /> a capacity of 200% of the 10 year frequency design storm. <br /> The other option for development of drainage for the site is to construct a <br /> storm drainage collection system and convey water to the south side of the <br /> property, where it could be pumped into the diverting canal. This option frees up <br /> several acres of land for development and eliminates the possibility of localized <br /> flooding do to rainfall in excess of the capacity of the retention ponds. <br /> Under the 'pump-out" option, storm water would flow in storm drains to a <br /> terminal basin where it would be retained for a short period of time and be <br /> pumpedo eriod, The size of this basin would be smaller than <br /> h our p <br /> out over a 24 <br /> I <br /> the 7.5 acre detention basin. <br /> Also, it may be possible to coordinate on-site storm drainage with the <br /> existing storm basin and pumping facilities on adjacent to Wilson Way. <br /> Drainage from the site could be conveyed to the existing basin where it would be <br /> pumped into the Diverting Canal. Additional ponding may need to be <br /> constructed and the pumps may need to be upgraded, or a new pump installed. <br /> Proposed layout and staging of development of the site will have a major <br /> impact on,any proposed drainage plan. Developing an area of the site which is <br /> furthest away from the Diverting Canal will be the most difficult and will require <br /> the construction of master plan facilities much sooner than they may actually be <br /> needed. <br /> The costs of construction of a retention pond system will be in the range <br /> of$425,000 while the cost of a much smaller detention pond and pumps will be <br /> in the range of$310,000. These costs do not include the construction cost for <br /> storm drains to get the water to the terminal locations, Upon completion of a <br /> master plan for the site, it will be possible to a prepare more accurate estimate of <br /> the costs. <br /> Any plan for storm drainage of the site will have to meet with the approval <br /> of San Joaquin County Public Works Department as well,the drainage district. <br /> M <br /> 5 <br /> Page 2 <br />
