CHEROKEE ROAD -APN 092-180-17 ZR-99-9 PRE-APPLICATION <br /> j The City of Stockton Public Works Department has reviewed the subject pre-application and offers the <br /> r following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton Sewer, <br /> and if the site's land use is consistent with the City's General Plan, the property owner will be <br /> { required to apply for a City of Stockton Outside Sewer Service Application and pay the applicable <br /> i fees. The owner/developer shall be responsible for all costs involved in the extension of the <br /> sewer main to serve this parcel, as required, to meet City standards. This may include the <br /> extension of the sewer main across the entire frontage of the property. Further, the property <br /> owner must comply with San Joaquin County Health Department requirements relative to septic <br /> abandonment. LAFCO review may be required prior to any sewer main line extension. <br /> 2. The owner/developer should dedicate as needed along Cherokee Road and Newton Road within <br /> the limits of the project to provide an 84' street section (42' half section). Full frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, pavement <br /> widening and street lighting should be installed along Cherokee Road and Newton Road prior <br /> to occupancy of any buildings/structures on this site. <br /> 3.
