Analysis <br /> Back round <br /> An inquiry regarding the zoning of two parcels, APN 087-051-04 and 05 on Cherokee Road, in Stockton, <br /> was received by the Community Development Department. Upon checking, it was determined that the <br /> parcels were zoned R-L(Low Density Residential),while the General Plan designation for both parcels was <br /> CIG (General Commercial). Because the R-L zone is not a consistent implementing zone for the CIG <br /> General Plan designation, further research was done, and it was determined that the discrepancy affected <br /> four contiguous parcels(APN 087-051-04,05, 07, 08). The commercial General Plan designation ended at <br /> the south side of Cherokee Road prior to the adoption of the General Plan 2010 in 1992, and the General <br /> Plan and zone designation for the parcels was residential. The General Plan designation for the four <br /> parcels is most likely an error. The matter was brought before the Board of Supervisors on February 27, <br /> 2001. The Board of Supervisors considered the matter and authorized the Community Development <br /> Department to change the General.Plan designation from CIG and RIL. The Community Development <br /> Department has met with the owners of parcels 087-051-04 and 05 and spoken on the telephone with the <br /> owner of 087-051-08. The owners stated that they prefer that the property be residential. <br /> Previous General Plan and Zonin <br /> Prior to the adoption of the General Plan 2010 in 1992, the four parcels were shown on both the General <br /> Pian and Zoning maps as residential. <br /> _Lan <br /> The parcels are currently developed with single-family residences and do not appear to have any commercial <br /> uses associated with them. Therefore;changing the General Plan designation to RIL would be consistent <br /> with existing developmenton the property.
