Iwamiya, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-96-42 A SITE APPROVAL APPLICATION TO EXPAND THE <br /> NON-CONFORMING ITALIAN ATHLETIC CLUB WITH A <br /> 6,000 SQUARE FOOT ADDITION TO CONTAIN FOUR INDOOR <br /> BOCCE COURTS, RESTROOMS AND A SMALL SPECTATOR AREA <br /> LOCATED ON THE WEST SIDE OF CHERRYLAND AVENUE, <br /> 900 FEET SOUTH OF CHEROKEE ROAD. (DISTRICT 3). <br /> APPLICANT: Italian Athletic Club APN: 087-090-15 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. The 100-year Flood Depth will be approximately one foot <br /> above the natural ground elevation. <br /> Cherryland Avenue has an existing right-of-way width of 60 feet and a planned <br /> right-of-way width of 60 feet. <br /> RECOMMENDATIONS: <br /> 1 . The frontage improvements for Cherryland Avenue shall be constructed in <br /> conformance with the standards for one-half of a 60-foot right-of-way Local <br /> Commercial street. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a form to be <br /> supplied by the Department of Public Works and submitted to the Department <br /> of Public Works for approval.
