ADDENDUM: TO REZONING APPLICATION FOR <br /> #2 RURAL RESIDENTIAL <br /> PLANNED DEVELOPMENT AT <br /> TRACY GOLF & COUNTRY CLUB <br /> 1. ) NOISE: <br /> THE PROPOSED RESIDENTIAL DEVELOPMENT AT THE TRACY GOLF & COUNTRY CLUB <br /> a MILL BE IMPACTED BY FUTURE FREEWAY NOISE IN VARYING DEGREES. SCHACK <br /> & QUARTAROLI AS DEVELOPERS OF THE PROJECT, ACKNOWLEDGE THIS FUTURE <br /> NOISE AND WILL BE DESIGNING THE PROJECT TO MEET THE NOISE LEVELS <br /> CONTAINED IN THE SAN JOAQUIN COUNTY GENERAL ALAN NOISE ELEMENT AND THUS <br /> WILL SUCCESSFULLY MITAGATE THE NOISE IMPACT. <br /> IN THE PROJECT PLANNING PHASE, THE SAN JOAQUIN COUNTY NOISE ELEMENT <br /> WAS REVIEWED TO DETERMINE WHETHER A RESIDENTIAL LANDUSE IS COMPATIBLE <br /> WITH DIFFERENT NOISE ENVIRONMENTS. <br /> THE ELEMENT CONCLUDES IT IS POSSIBLE TO BUILD NOISE SENSITIVE LAND USES <br /> IN HIGH NOISE ENVIRONMENTS PROVIDED CERTAIN CONSTRUCTION AND LAND <br /> PLANNING TECHNIQUES ARE EMPLOYED TO INSURE ACCEPTABLE NOISE LEVELS <br /> INSIDE AND OUTSIDE OF THE LAND USE. <br /> WITH THIS IN MIND, A WORSE CASE NOISE SCENARIO WAS MADE IN WHICH THE <br /> CARNEGIE NEW TOWN WOULD BE CONSTRUCTED, AND THUS CONTRIBUTE TO THE <br /> I-580 NOISE. THE NOISE LEVEL, THEN FOR THE FUTURE I--580 CORRIDOR WOULD <br /> HAVE AN Ldn OF 75 dB 100' FROM THE CENTERLINE OF THE NEAR TRAFFIC LANE. <br /> THIS 75 dB LEVEL DIMINISHES TO BELOW 65 dB AS THE NOISE TRAVELS INLAND <br /> OVER THE SITE (SEE ATTACHED MAP). THIS NOISE LEVEL RANGE WILL IMPACT <br /> THE DESIGN AND SITING OF THE UNITS. <br /> THE DEVELOPER ACKNOWLEDGES THIS IMPACT AND WILL MITAGATE THE NOISE AS <br /> FOLLOWS. <br /> A. INTERIOR <br /> - ALL RESIDENTIAL UNITS WILL BE DESIGNED AND CONSTRUCTED TO MEET <br /> A NOISE LEVEL OF 45 dB's (NOTE: AN ACCOUSTICAL ANALYSIS IS NOT <br /> REQUIRED FOR THIS PROJECT AS IT DOES NOT FALL W' HIN THE QUIDELIN£S <br /> OF TITLE 25) THE AMOUNT AND TYPE OF CONSTRUCTION TECHNIQUES WILL <br /> VERY DEPENDING ON THE UNIT LOCATION IN RELATION TO SPECIFIC NOISE <br /> CONTOURS. <br /> B. EXTERIOR <br /> - ALL RESIDENTIAL UNITS WILL HAVE AT LEAST ONE PRIVATE OUTDOOR SPACE <br /> f WITH A LDN LEVEL OF 65 dB OR LESS. THIS WILL BE ACCOMPLISHED <br /> BY; <br /> A. ) SHIELDING THE OUTDOOR SPACE WITH <br /> BUILDING ORIENTATION AND/OR <br /> B. ) SHIELDING THE OUTDOOR SPACE <br /> WITH A NOISE WALL. <br /> f <br /> 3 <br />
