S-85-2 TRACY GOLF & COUNTRY CLUB 1. Department of Fish and Game: I a. The applicant shall prepare deed restrictions prohibiting house pets . b. Fencing of property boundaries and foraging areas to speci- fications acceptable to the Department of Fish and Game f shall be provided. c. The applicant . shall develop at least three acres of irri- gated and mowed alfalfa foraging areas at the southwestern end of the property (areas of 17th green abd 18th tee) . 2. Department of Public Works: a. Improvement plans and specifications showing offsite and onsite road improvements, onsite parking, grading, drainage, and sanitary sewer and water systems shall be submitted to the Department of Public Works for approval. b. If improvements referred to. herein are not completed prior to the approval of the Final Map, the subdivider shall exe- cute an agreement with the County of San Joaquin ensuring the completion of improvements within one (1 ) year after filing the Final Map. c. The subdivider should agree to and pay users fees for the utility services from the time the improvements are accepted by the County to the end of the fiscal year, or up to a one (1 ) year period, as the case may be. i d. Chrisman Road shall be fully improved on the subdivided side in compliance with County standards for a 60-foot right-of-way for farm or estate roads (see attached stan- dard drawing) . An improved turnaround area shall be pro- vided at the south end of Chrisman Road with a right-of-way radius of 50 feet. e. The private streets shall be improved to a 32-foot paved section which is the minimum County standard. L..
