d <br /> CONDITIONS OF APPROVAL <br /> PA-0600471 <br /> BUZZ OATES CONSTRUCTION <br /> Improvement Plan Application No. PA-0600471 was approved by the San Joaquin County <br /> Community Development Department on March 8, 2007,which Is the effective date of <br /> approval. This approval will expire on September 8, 2008, which is 18 months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, <br /> (2)all necessary building permits have been secured and remain In force, and (3) all <br /> necessary permits from other agencies have been secured and remain In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall <br /> be complied with prior to establishment of the use and the issuance of any building <br /> permits, Those Conditions followed by a Section Number have been identified as <br /> Ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Kerry Sullivan, 468-3140) <br /> a. APPROVED USE: This approval is for the construction of seven (7) <br /> warehouse/distribution buildings in four(4) phases over six (6) years, as shown on the <br /> site plan dated August 10, 2006. Phase I, Buildings A, B and C totaling 148,770 square <br /> feet; Phase II, Building G totaling 28,500 square feet; Phase Ill, Building F totaling 77,976 <br /> square feet; and Phase IV, Buildings D and E totaling 116,964 square feet. Building, site <br /> and landscape plans shall comply with all the requirements contained in the Stockton <br /> Metropolitan Airport Special Purpose Plan, Air Metro Park Addendum. <br /> b. BUILDING PERMIT: Submit a Commercial Building Permit. The Site Plan required as a <br /> part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This plan must show drainage, driveway access details(including gates), on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer <br /> to the Site Plan Check List for details). A fee is required for the Site Plan review_ <br /> (Development Title Section 9-884) <br /> c. FIRE PREVENTION: <br /> 1) A complete review at building permit submittal will require compliance with applicable <br /> codes and ordinances. <br /> 2) Fire flow and hydrants will be provided for the proposed project by the use of <br /> Appendix III-A and III-B of the California Fire Code. <br /> 3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire <br /> Code and the appropriate standards and guides adopted in Chapter 35 of the <br /> California Building Code and the California Electrical Code. <br /> 4) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standard adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> 5) The planning application will require a fire access road to be completed before the <br /> County Surveyor's Office will file the map for record. Please contact Fire Prevention <br /> at 209-468-3380 to schedule an inspection of the completed road. <br /> 6) All undeveloped parcels or portions of undeveloped parcels which are created as a <br /> result of this planning application shall remain free of weed, debris, or any other <br /> combustible vegetation such as abandoned orchards or vineyards throughout the <br /> year to the satisfaction of the Fire Jurisdiction Having Authority (CFC 1103.2.40). <br />
