� <br /> CONDITIONS OF APPROVAL <br /> MS-98-37 <br /> Rose <br /> Minor Subdivision Application No. MS-98-37 was approved by the San Joaquin County Community <br /> Development Department on December 24, 1998. The effective date of approval is January 3, 1999. <br /> This tentative map approval will expire on January 2, 2002, which is three years from the effective <br /> date of approval,unless(1) all Conditions of Approval have been complied with and (2)a Parcel Map <br /> has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff contact: Jeff Fisher,468-9653) <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) TENTATIVE MAP: The Parcel Map or Certificate of Compliance shall be in <br /> substantial conformance with the Tentative Map dated October 14, 1998. <br /> (2) All parcels shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> b. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. <br /> A fee is required to process the Certificate of Compliance application. (Development Title <br /> Section 9-890.4) <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo from Public Works dated November <br /> 12, 1998.) <br /> 3.
