The zone is AL-10 (Agriculture, 10-acre <br /> limited lot size),which is an implementing zone for the Agricutture General Plan designation. The <br /> AL-10 zone requires that all lots have a minimum of 100 feet of frontage, measured at the 30-foot <br /> front yard setback line. Lots 1, 2, and 16 do not meet this minimum frontage requirement, and <br /> a Condition of Approval will require minor reconfiguration. <br /> ARE NEIGHBORHOOD COMPATIBILITY: <br /> Land Use: <br /> To the north of this site is the Clements Oaks subdivision of 10-acre agricultural lots. To the west <br /> are agricultural lots ranging in size from 10 to 65 acres. To the east and south is pasture. No <br /> land use conflicts have been identified. <br /> Traffic/Circulation/Access: <br /> Access to the subdivision is provided by Clements Road via Bone Creek Road, Berger Court, <br /> Bone Creek Court, and Sandman Court. The Department of Public Works recommends that <br /> access rights be dedicated and restricted along Clements Road except for the circular driveway <br /> existing on Lot 11. The mexisting driveway"on the south side of Lot 13 is not approved for access <br /> to Clements Road. Public Works recommends that the applicants execute an Irrevocable Offer <br /> to Dedicate a 50-foot-wide right-of-way along the westerly extension of Bone Creek Road to align <br /> with the future public road as reserved and as required by a previous subdivision (MS-92-49). <br /> As required by Code, access by frontage on a County road is provided for Lot 2 by Berger Court. <br /> However, because of existing improvements, access for Lot 2 to Sandman Court via a 25-foot fee <br /> strip is also allowed. Because access to a future residence on Lot 1 would involve crossing Little <br /> Bear Creek, the Development Services Division recommends that a bridge, meeting Fire Code <br /> standards, be built by the applicant as a condition of approval. <br />
