No soil disturbance or compaction shall be allowed within 30 feet of the dripline of each tree. E b. A 50 foot natural setback buffer shah be established on each side of Little Bear Creek within the subdivision. This buffer shall not apply to any bridge required for access to a site. C. A 100-foot natural setback buffer shall be established around the pond located between Lots 2 and S. d. The vernal pools in Lots 7, 8, 13, and 16 and a s0-foot_buffer around them shall be protected and designated as 'open space.' e. The areas identified in Conditions a. through d. above shall be shown and identified on the Final Maps. Conditions, Covenants, and Restrictions (CC&Rs) shall include the provisions in conditions a.through d.above,and a copy of the CC&Rs shall be submitted to the Development Services Division prior to recording any Final Map. 6. PACIFIC GAS AND ELECTRIC: a. Ten-foot-wide public utility easements shall be dedicated along the perimeter of all streets of the subdivision and along the west side of Ciemerft Road. b. Any existing PG&E facilities affected by the project that require relocation (including those in franchise areas) will be performed at the owner's or developer's expense... 7. COUNTY COUNSEL: a. Pursuant to Section 66474.9 of the Government Code, the subdivider shall defend, indemnify,and hold harmless the local agency or its agents,officers,and employees from any claim, action, or proceeding against the local agency or its agents, officers, or employees to attack, set aside, void, or annul an approval of the local agency, advisory I agency, appeal board, or legislative body concerning a subdivision, which action is brought within the time provided for in Section 66499.37 of the Government Code.
