(Revised 2-24-92) <br /> ATTACHMENT TO INITIAL STUDY FOR SII-92-8 <br /> 1. WATER <br /> Little Bear Creek, a tributary to Bear Creek, f lows through the <br /> northern portion of this site. Although FEMA flood maps indicate <br /> zone C, not within the ' 100 or 500 year flood hazard, it appears <br /> that the Federal Emergency Management Agency did not conduct any <br /> flood studies on Bear Creek east of Jack Tone Road. Therefore, in <br /> order to preclude any structures from being constructed within the <br /> flood plain of the 100-year flood of Little Bear Creek, the San <br /> Joaquin County Flood Control & Water Conservation District is <br /> requesting that the final map indicate the boundaries of the 100- <br /> '° year flood. <br /> 3 . PLANT AND ANIMAL LIFE <br /> The tentative map indicates the locations of Heritage Oaks, vernal <br /> pools and Little Bear Creek. An unmapped pond also exists along <br /> the creek between lots 2' and 5. After a survey of the property, <br /> the Department of Fish and Game made the following recommendations: <br /> The DFG recommends the following mitigation measures be <br /> incorporated into the Vesting TM: <br /> a. All the oak trees be protected. No soil disturbance or <br /> compaction be allowed within 30 feet of the dripline of <br /> each tree. <br /> b. A 50-foot natural setback buffer be established on each <br /> side of the stream. <br /> C. A 100-foot natural setback buffer be established around <br /> the pond. <br /> d. The vernal pools in lots 7 , 8, 13 , and 16 and a 50-foot <br /> buffer around them should be designated as "Open Space" <br /> Initial Study (Rev: 01/91) <br /> 9 <br /> l <br />
