COMMENTS ON DEVELOPMENTS <br /> SU-92-8 4th REVISION <br /> � I <br /> 10. A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads. <br /> (Planning Title Section 9-9104) <br /> 11. All utilities shall be underground except power transmission <br /> facilities of a 35 KV or greater. Public utility easements <br /> shall be provided along the road frontage of the subdivision <br /> : and as required by the public utility companies. <br /> (Planning Title Section 9-9390) <br /> 12 . The subdivider shall agree to and shall pay service fees for <br /> the County provided utility services in an amount equal to <br /> the estimated fees for the period from the time the <br /> k improvements are accepted until effective date of assessment <br /> on the tax roll. Deposit of fees shall be submitted at the <br /> time of acceptance of the facilities by the County. <br /> I <br /> 13 . All traffic signs and markings shall conform to the Manual <br /> I on Uniform Traffic Control Devices and San Joaquin Count <br /> Standards, and shall be shown on the improvement plans. y <br /> (Planning Title Section 9-9301) <br /> 14 . Access rights shall be dedicated and restricted for all <br /> I Parcels along the frontage of Clements Road , with the <br /> exception of the existing access on Lot 11. <br /> (Planning Title Section 9-9168) <br /> 15. The Bone Creek Drive which is stubbed for future extension to <br /> the west will require a temporary turnaround. Provisions <br /> shall be made for removal of the temporary turn-around upon <br /> j demand by the County. Adjacent property owners shall be given <br /> notice of the temporary nature of the turn-around and the <br /> provisions for removal in the future. <br /> (Planning Title Section 9-9353) <br /> 16. Driveways over 150 feet in length shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10. 207, San Joaquin County Standards F-la, F-1b, & <br /> F-1c and the Clements Fire District prior to issuance of the <br /> building permit.
