The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,181.00 peri single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost index <br /> as published ey the Engineering News Record (Resolutions R-90-304 and R-91-1025). <br /> I <br /> f. Street lighting shall be provided for the subdivision at every street intersection, including <br /> Clements Road, and the cul-de-sacs (Planning Title Section 9-9301). The property shall <br /> annex to County Service Area No. 49 prior to approval of the Final Map to provide for the <br />` operation, maintenance, and improvement of street lighting facilities (Planning Title <br /> Section 9-10003). <br /> g. Dedication of a 42-foot-wide right-of-way from the centerline of Clements Road to the <br /> property line shall be required and improved on the subdivided side to County standards <br /> for an 84-foot4ide right-of-way rural arterial road. The westerly extension of Bone Creek ! <br /> Drive shall be improved to County standards for a 50-foot-wide right-of-way rural road. <br /> The construction of these roadway improvements will be deferretf upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Final Map. A$250.00 fee currently <br /> is required for processing, per Planning Title Section 9-10502,in addition to a copy of the <br /> Grant Deed, Is'gal descriptions of parcels with frontage on Clements Road, and an <br /> estimate for threquired frontage improvements. The estimate and legal descriptions <br /> shall be prepared by a Registered Civil Engineer with a typical section drawing on a form <br /> to be supplied',by the Department of Public Works and submitted to Public Works for <br /> approval. Asan option, Public Works will prepare the drawing and estimate for an <br /> additional fee of$100.00 (Planning Title Section 9-9135). <br /> h. Where the subdivision is to be recorded in phases, an adjustment to the improvements <br /> shall be made to provide for two-way traffic and for temporary cul-de-sacs to conform to <br /> County standards. <br /> I� <br /> L A Preliminary Soils Report is required in accordance with County standards for the <br /> purpose of determining the R-Value for the design of the roads (Planning Tale Section 9- <br /> 9104). <br /> ifi <br /> j. All utilities shall Ibe underground except power transmission facilities of 35 KV or greater. <br /> Public utility easements shall be provided along the road frontage of the subdivision and <br /> as required by I�the public utility companies (Planning Title Section 9-9390). <br /> k. The subdivider!shall agree to and shall pay service fees for the County provided utility <br /> services in an amount equal to the estimated fees for the period from the time the <br /> improvements are accepted until the effective date of assessment on the tax roll. Deposit <br /> of the fees shall be submitted at the time of acceptance of the facilities by the County. <br /> I.
