t <br /> CONDITIONS OF APPROVAL <br /> SA-9450 <br /> Dena Island Enterprises <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> 1 <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions.of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based :on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a 16,000 square foot packing building as shown on the site pians <br /> submitted October 27, 1994. The new building will not operate at the same time as the <br /> existing asparagus packing facility, as per note 7 of the site plan. Therefore, additional <br /> parking spaces are not required. <br /> b. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> C. Access driveways for the proposed packing building shall have a width of no less than <br /> twenty-five(25)feet for two-way aisles and sixteen(16)feet for one-way aisles,except that <br /> in no case shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. (Development Title Section 9-1015.5[h]) <br /> d. All seasonal parking and maneuvering areas shall be surfaced with a minimum of four <br /> inches of gravel. <br /> e. Future construction on the parcel(s)shall be consistent with the requirements of the Flood <br /> Hazards Chapter (Section 9-1605) of the Development Title's Safety Regulation Division. <br /> f. Submit an Improvement Plan, prepared by a registered civil engineer, showing drainage, <br /> driveway access details, on-site parking, landscaping, signs, driveway gates, existing and <br /> proposed utility services, and grading. Additional storm drainage run-off created by new <br /> improvements shall be retained on-site. The drainage pattern and corresponding storm <br /> drain improvements shall be shown on the Improvement Plan. A plan check fee will be <br /> required. (Development Title Section 9-884) <br /> g. The following Uniform building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division; <br /> i <br /> 1. The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> Conditions of Approval - t - SA-94-50 <br />
