Martin, AsNaliate Planner
SUBJECT: GENERAL PLAN MAP AMENDMENT PRE-APPLICATION NO. GP-91-4
OF JIMIE W. WILSON (C/0 ARMSTRONG ENGINEERING) .
GENERAL PLAN MAP AMENDMENT
This proposal for a General Plan Map Amendment to change the
project area from Agriculture to Rural Residential is consistent
with the Rural Residential Principles of the General Plan' s Land
Use Circulation Element. The site is adjacent to existing Rural
Residential property on the north and the east. More rural
residential property lies further to the south. Also, the site
is located within a concentration of existing small parcels. The
Rural Residential designation is consistent with the draft
General Plan Map for 2010.
UNDERLYING ZONE RECLASSIFICATION
The underlying zone reclassification to RR-44 is consistent with
the proposed Rural Residential General Plan designation. 41■w
o
  es
q Z wi e p W11■1
The study
should show that the soil is su utilizing septic-
systems on one-acre lots.
UNDERLYING TENTATIVE MAP
The underlying Major subdivision does not comply with the yard
width requirements of the RR-44 zone. Lots 2 , 3 and 4 of block
3 , and lots 10, 11, 12, and 13 of block 1 do not have the
required 100 foot width at the 30 foot setback (see section 9--
5005 [a] [5] and [b] ) . Also, lot 8 of block one does not meet the
required 125 foot yard width (section 9-5005[a] [1] ) . If the
applicant intends to proceed with this project, the following
' comments should be addressed on a revised tentative map:
1. Number all lots consecutively, circling the greatest number.
Do not use blocks. Indicate on the tentative map that the
project will be completed in one phase. Number the well lot.
