INTRODUCTION <br /> Mrs. Janet Smythe is proposing to create two Parcels from a 7.4 acre parcel of land she owns at <br /> 14701 East Copperopolis Road, Stockton. The subject property is located approximately 700 feet <br /> from the intersection of Milton Road and Copperopolis Road. Mr. Jose Alva, Esq. is Mrs. Smythe's <br /> representative and the engineering firm of Dillon and Murphy has produced a Tentative Parcel Map <br /> for this project. The following describes the land division areas: Parcel 1 is to be 3.6 acres (3.2 <br /> acres net) and Parcel l is to be 3.8 acres (3.4 acres net). Parcel 1 is proposed to consist of the north <br /> half of the property and Parcel 2 is to be the south half Ingress and egress roads for both parcels are <br /> denoted on the Tentative Map. <br /> According to the San Joaquin County Development Title, a Surface and Subsurface Contamination <br /> Report (SSCR) must be conducted prior to the time of Tentative Map submittal. The purpose of <br /> this report was to investigate the property for real or potential environmental contamination and <br /> report the findings to the Client and the San Joaquin County Environmental Health Department. <br /> This report complies with the San Joaquin County Ordinance, specifically 9-905.12(a) for a Surface <br /> and Subsurface Contamination Report. <br /> Our report addresses and evaluates non-point sources of hazardous materials, as well as potential <br /> point sources. Non-point source hazardous materials on the property include agricultural chemical <br /> residues from on-site or surrounding applications. Point sources of hazardous materials <br /> investigated, such as agrichemical storage/mixing areas that may have affected the property are <br /> nonexistent. <br /> No chemical analysis was conducted for this investigation, nor was there an inspection of any on- <br /> site buildings for asbestos containing materials (ACMs). Since there are no municipal water and <br /> sewer utility hookups available, the proposed Parcels created from this land subdivision will have <br /> domestic wells and on-site septic systems. <br /> SITE AND SURROUNDING PROPERTY DESCRIPTION <br /> Proposed Parcel 1 of the subject property is currently undeveloped and contains open land and <br /> various types of trees,primarily oak trees. A modular home is proposed to be moved onto this parcel /•zJ <br /> by the end of this year. Proposed Parcel 2 contains the single family residence, a Quonset hut, self- <br /> standing and lean-to sheds, a cattle loading chute, and many large trees. <br /> The site is bordered to the north and south by agricultural production land, primarily orchards and <br /> vineyards that have been farmed for many decades. To the east and west are single family residential <br /> structures. Ranchettes are located along Copperopolis Road. <br /> There arc no commercial facilities within a one-half mile radius of the property, other than farming <br /> operations. It is our understanding no irrigation district exists for the property.
