J <br /> CONDITIONS OF APPROVAL <br /> SA-M80 <br /> Keller <br /> Site Approval Application No. SA-00-80 was approved by the San Joaquin County Community <br /> Development Department on January 16, 2001. The effective date of approval is January 26, 2001. <br /> This approval will expire on July 28, 2002, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this ' <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. i <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jennifer Jolley,468-3161) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared by a registered <br /> civil engineer or licensed architect. This Site Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and j <br /> grading (refer to "SITE PLAN CHECK LIST' for details). This can be submitted by itself or <br /> simultaneously with the Building Permit application.When applying for the building permit,submit an <br /> APPLICATION-COMMERCIAL BUILDING PERMIT' in addition to the building plans. A fee is <br /> required for the Site Plan review. (DevelopmentTitle Section 9-884) <br /> b. APPROVED USE: This approval is for the parking of one(1) truck and two (2)trailers as shown on <br /> the Site Plan submitted November30,2000. (Use Type:Agricultural Truck Parking) <br /> c. OWNER-OPERATOR RESIDENCE:The property shall contain the residence of the owner-operator <br /> of the trucks. (Development Title Section 9-605.6[f)) <br /> d. EMPLOYEES: No employees, other than members of the owner-operator's immediate family, are <br /> allowed in the agricultural truck parking operation.(Development Title Section 9-605.6[f]) <br /> e. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> i <br /> (1) The design of the driveway shall be such as to allow trucks to enter and exit property without <br /> entering into the opposing lane of traffic. <br /> 4 <br /> (2) For truck entrances, gates shall be recessed sufficiently to allow trucks to exit the road right-of- <br /> way before stopping to open the gate. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) Driveway and maneuvering areas shall be paved and permanently maintained to provide a <br /> durable dust free surface.
