4
Dillon & Murphy prepared a Soils Suitability Study for this property as part
of the Zone Reclassifications/General Plan Amendment application in
`
December, 2005 (enclosed). In that report, the only y percolation test information
submitted was historical information for the existing house on the property. The
information was taken from EHD records.
The depth to groundwater on this property is approximately 2.5 feet. Due to this
i shallow groundwater, percolation tests cannot be performed per County criteria
S42" deep hole). However, EHD is requiring each parcel to have a percolation test
j as a Condition of Approval.
In conformance with the previous percolation test performed on the property, 18"
deep holes were tested on Parcel 2 and 3. One 42" deep hole was tested on Parcel 1 .
The holes were 8" diameter and 2" of gravel was placed on the bottom of the holes.
Even though all the parcels had a passing percolation rate, the two shallow tests
could not conform to San Joaquin County Policy EHD 02-02 due to high
groundwater. Therefore, an engineered system is recommended.
The Soils Suitability Report prepared by Dillon & Murphy in December, 2005 had an
engineered system for the home currently under construction (Parcel 1 ). Since there
1 are no immediate plans for developing Parcel 2 or Parcel 3, the same engineered
system is proposed. If building plans are submitted for Parcel 2 or Parcel 3 that are
significantly different from the house that the system is engineered for, a more
detailed engineered system is recommended.
f
F
Murphy poFssloNa
R.
