t <br /> CONDITIONS OF APPROVAL <br /> PA-1900112 <br /> FRED A.AND NARLEEN J. DUOMA/RONALD P.WELDUM <br /> Lot Line Adjustment Application No. PA-1900112 was approved by the Community Development <br /> Department on July 25, 2019, which is the effective date of approval. This approval will expire on <br /> January 23, 2021,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Alisa Goulart, (209) 468-0222) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among three (3) parcels as shown on the <br /> Site Plan dated May 22, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior <br /> to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors' Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot <br /> Line Adjustment"shall not be recorded until the Williamson Act Contract application has been deemed <br /> complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> 2.
