KLEINFELDER
M emooO.'wd r«qmnY
File No. 16796.GOI
July 25, 2002
Mr. Ralph Timan
451 Critchett Avenue
Tracy,CA 95304
Subject: SOILS SUITABILITY AND NITRATE LOADING STUDY
451 CRITCHETT AVENUE
TRACY,CALIFORNIA
Dear Mr. Timan:
Kleinfelder is pleased to present the results of our soil suitability and nitrate loading study for a
proposed parcel split and new residence to be located at 451 Critehett Avenue in Tracy,
California. The purpose of our study was to determine the suitability of the property for septic
tank usage. The study was performed in general accordance to the requirements of Section 9-
10100C of San Joaquin County Ordinance. The following includes background information
regarding the proposed development, present use of the site, and the groundwater depth in the
project area. In addition, discussions regarding our investigative procedures and the site
conditions encountered during our field exploration and the results of percolation tests are
presented. Finally, the results of our nitrate loading calculations and project limitations are
provided.
PROPOSED DEVELOPMENT
On a preliminary basis, we understand the subject 41.5-acre project site will be divided into 2
parcels, one containing the existing residence on approximately 2.41 acres and one containing a
nearly completed residence on the remaining approximate 39.09 acres. The site currently
contains tate two residences along with sheds and a well house. The remaining acreage is
farmed.
We anticipate that waste disposal for the new residence will be provided by an individual on-site
sewage disposal system consisting of a septic tank/leach trench sewage disposal system.
GROUNDWATER DEPTH
During the time of our investigation, groundwater was encountered at a depth of approximately 5
feet below existing site grade.
•
16796.0011ST02R278 July 25,2002
&2002 Kleinfelder,Inc.
