CURTIS AVENUE, ' RIPON <br /> APN: 257-290-04 <br /> (FIFTH SUPERVISORIAL DISTRICT) <br /> -------------------------------------------------------I <br /> This Variance application is for the purpose of varying the <br /> required 40-acre minimum lot` size to 2 . 0 acres . - The Underlying <br /> project is a Minor Subdivision to~create `a two (2) acre homesite <br /> parcel and a 19 . 3 acre remainder. <br /> The General Plan designation is Agricultural and the zone <br /> classification is AG--40 (40 acre minimum parcel size) . <br /> Development Title Section 9-610 . 3 (a) provides area exceptions for <br /> creating homesite . The division, however, must meet General Plan <br /> density which is one ( 1) unit per 20-acres . Therefore, the <br /> property to be subdivided must be a minimum of 40-acres . <br /> Staff has reviewed the Variance application and the findings <br /> submitted with that application. Based on the information <br /> submitted, staff is proposing to submit various findings to the <br /> Planning Commission as follows : <br /> - FINDING NO. 1 - SPECIAL CIRCUMSTANCES : Because of <br /> Special Circumstances applicable to the property <br /> including size, shape, topography, location or <br /> surroundings, the strict application of the regulation <br /> deprives the property of privileges enjoyed by other <br /> property in the vicinity and under identical zoning <br /> classification. <br />
