[1] INTRODUCTION <br /> This Soil Suitability Study presents the results of our investigation concerning the soil strata and <br /> groundwater under the above-referenced subject property. Our study was completed to <br /> 1.) Determine if the homesite Parcel that is being split-off remains acceptable for a septic system <br /> which will function properly for its anticipated lifespan, 2.)Test water from the on-site domestic <br /> well for nitrate and the agrichemical DBCP/EDB, and 3.) Provide recommendations based upon <br /> the environmental criteria encountered in this study. Our report is in compliance with the <br /> requirements for a Soil Suitability Study under Development Title Section 9-1105.2 Item (d)of <br /> the San Joaquin County Ordinance Codes. <br /> 121 SUBJECT SITE AND STUDY AREA BACKGROUND INFORMATION j <br /> The subject property is currently zoned AG 40 and will consist of two Parcels: Parcel I will be <br /> the residential parcel that contains an existing home with a well and septic system, and will be <br /> 2.75 acres. The remaining Parcel is referenced as the "Designated Remainder" and will be 282 <br /> acres. It is currently planted in alfalfa which is harvested as feed for the Martin Dairy. Attached, <br /> is the Tentative Parcel Map illustrates the designations and orientation of the subject Parcels. <br /> As noted on the Tentative Parcel Map, there are two buildings on Parcel 1 and three small <br /> existing farm buildings on the Designated Remainder. The topography of the site is flat; <br /> therefore, no design criteria for slopes would have to be incorporated into a possible repair, or for <br /> a new septic system. On-site stormwater drainage flows north, south, west, and to the east <br /> toward Davis Road. Drainage does not appear to affect the existing septic system and the <br /> property is not subject to the 100-year flood. <br /> The property is located north of the city of Stockton and south of the city of Lodi. The study <br /> area consists predominately of agricultural production land - primarily row crops, vineyard and <br /> pasture land. Surrounding structures consist of low density single family housing, residential <br /> ranchettes, bams and commercial facilities such as nurseries. Sewer hookups for the houses on <br /> North Davis Road to the City of Lodi will be decades away, if ever. <br /> A review of Application Permits on file with the San Joaquin County Environmental Health <br /> Department shows there have been 12 Applications for Repairs/Additions to septic systems <br /> within the one mile radius study area,with particular emphasis to houses on North Davis Road. <br /> These applications were for additional leachline drainage, sumps and seepage pits. Twelve septic <br /> system repairs and additions within the study area can be considered a very high number. <br /> Although there is sandier soil at the nine-foot depth, the shallower soils apparently are not <br /> conducive for acceptable, long-term sewage effluent management. Normally, actual photocopies <br /> of the permit applications are included with the Soil Suitability Study Report.
