Phase One to include a 3,200 square foot(SF)building,containing <br /> a 1,000 SF tasting room and 2,200 SF barrel storage room, and a 600 SF outdoor <br /> processing area. Phase Two,with building permits to be issued within 5 years,to contain <br /> a 5,000 SF storage building. Phase 3,with building permit to be issued within 10 years, <br /> to include a 5,000 SF storage building. Project site is located on the east side of North <br /> Davis Road,2,500 feet south of Peltier-Road,north of Lodi. (Supervisorial District 4) <br /> PROPERTY OWNER: Matt Shin APPLICANT: Mike Smith Engineering,Inc <br /> ADDRESS: 21600 Davis Road,Lodi APN: 013-080-43 <br /> INFORMATION: <br /> The site is currently located within a Federal Emergency Management Agency Designated Flood Hazard <br /> Area designated as Zone A. The 100-Year Flood Elevation is undetermined. <br /> Davis Road has an existing and planned right-of-way width of 80 feet. <br /> RECOMMENDATIONS: <br /> 1. All vehicular parking related to applicant's proposed development shall be onsite at all times. <br /> Parking in the County right-of-way for all winery related events shall be prohibited. It is the <br /> responsibility of applicant to monitor Davis Road to ensure compliance with this requirement. <br /> 2. The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> 3. The Regional Transportation Impact Fee shall be required for this application.
