• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Matt Shinn of Block 21 <br /> Winery to conduct a Soil Suitability Study and Nitrate Loading Study for the proposed <br /> new winery to be located at 21600 North Davis Road, Lodi, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed_ Development <br /> According to the use permit application, the proposed project involves "a small winery to <br /> be constructed in three phases over ten years. Phase I to contain a 3,200 square foot <br /> • building including a 1,000 square foot tasting room, 2,200 square foot barrel storage <br /> room and a 600 square foot outdoor processing area. Phase 2, with building permits to <br /> be issued within 5 years, to contain a 5,000 square foot storage building, and Phase 3;, <br /> with building permits to be issued within 10 years, to include a 5,000 square foot <br /> building." A site plan is included as Plate 2. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 013-080-43. The Site is <br /> approximately 50 acres in size. The County project application number is PA-1800093. <br /> The Site is located at 21600 North Davis Road, Lodi. <br /> The Site currently contains a house and a garage. The remainder of the Site is <br /> vineyard (Plate 3). A domestic well provides water to the house, and an irrigation well <br /> provides water to the vineyard; the irrigation well will be used to supply the new winery. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 30 to 34 feet above mean sea level (Plate 4). The Site is <br /> relatively flat. <br /> According to the San Joaquin County Community Development Department, the subject <br /> property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. <br /> LOGE 1841 Page 1 <br />
