STANDARD REQUIREMENTS <br /> SD-91-70 <br /> (a) Size of Unit. The second unit dwelling shall conform to the <br /> following requirements: <br /> (1) Except as provided in Subsection (a) (2) , the second <br /> unit dwelling shall not exceed one thousand 1000 <br /> s uare feet of living area; <br /> (2) In areas zoned AG, AL, or AU, the second unit dwelling <br /> may exceed one thousand (1000) square feet of living <br /> area provided the existing dwelling is used as the <br /> second unit dwelling; <br /> (b) Setback. The second unit dwelling shall comply with all <br /> yard requirements for a main structure in the zone but may <br /> not extend into the front yard area beyond the single-family <br /> dwelling; <br /> (c) Off-Street Parking. one (1) off-street parking space shall <br /> be provided unless it can be demonstrated that the occupant <br /> of the second unit dwelling is incapable of operating a <br /> motor vehicle. Parking shall comply with the parking <br /> requirements of this Title; <br /> (d) Common Driveway. The second unit dwelling shall be accessed ' <br /> by a common driveway serving both the second unit dwelling <br /> and the existing single-family residence and having a single <br /> access point; <br /> (e) Compatibility: The second unit dwelling shall be similar to ' <br /> or compatible with, the existing single family dwelling; <br /> 1 <br /> (f) Conversion or Removal. The following requirements shall N <br /> apply to the conversion or removal of the second unit i <br /> dwelling: <br /> (1) The second unit dwelling shall be erected, constructed, ! <br /> or installed so as to allow for its feasible removal or <br /> conversion to a nonresidential, accessory use; <br /> (2) Within three (3) months after the second unit dwelling <br /> is vacated, the unit shall be either removed from the <br /> Premises, converted to a permitted, nonresidential, <br /> accessory use, or converted to be part of the existing <br /> single-family residence. <br /> i <br /> (g) Public Sewer and Water. In urban centers, both the proposed <br /> second unit dwelling and the existing single family dwelling <br /> shall connect to a public sewage disposal system and to a <br /> public water system; <br />
