REVISED <br /> CONDITIONS OF APPROVAL <br /> PA-02-276 <br /> Hernandez <br /> Minor Subdivision Application No. PA-02-276 was approved by the San Joaquin County Community <br /> Development Department on July 31, 2002. The effective date of approval is August 10, 2002. This <br /> tentative map approval will expire on August 9, 2005, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact:Jennifer Jolley,468-3161) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated June 20,2002. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Both parcels shall have a minimum lot width of sixty-one (61) feet, measured a distance of <br /> twenty(20)feet back from the front lot line. <br /> (2) Both parcels shall have a minimum lot area of 6,000 square feet. (Development Title Section 9- <br /> 310.3) <br /> c. TRIPLEX:The applicant shall convert the existing triplex into one of the following: <br /> (1) One (1)single-family residence; or <br /> (2) One (1) single-family residence and one (1) second-unit dwelling. The owner of the property <br /> shall occupy either the single-family dwelling or the proposed second-unit dwelling for a <br /> period exceeding ninety (90)days per year(Development Title Section 9-830.3[bl); or, <br /> (3) Obtain a demolition permit to remove the structure. <br /> 2.
