The site currently has an existing parking lot and 1,650 square foot <br /> building used for retail sales and services-primary. <br /> The 11,200 square foot parcel is located on the east side of Delaware Avenue, <br /> approximately 120 feet south of Princeton Avenue, northwest of Stockton. <br /> The property has a General Plan Designation of CIN (Neighborhood Commercial) and is <br /> zoned C-N (Neighborhood Commercial). ) <br /> The Community.Development Department has reviewed the proposed Variance <br /> application and offers and the following comments: <br /> Findings for Variance <br /> In order to approve the Variance, the Planning Commission is required to make three <br /> findings in the affirmative.
