CONDITIONS OF APPROVAL <br /> i <br /> PA-0900102 <br /> Costamagna <br /> Lot Line Adjustment Application No. PA-0900102 was approved by the San Joaquin County <br /> Community Development!Department on July 2, 2009,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjust #ment. <br /> This approval will expire On January 1, 2011,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey:has been filed, if <br /> required by the Lanni Surveyor's Act. <br /> 1, COMMUNITY DEVELOIIPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209)468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to adjust the lines among three parcels as <br /> shown on the site plan dated June 5, 2009. <br /> b. NOTICE OF.LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Depadrtment. The legal descriptions shall be prepared, stamped-and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors`Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE. The following lot size regulations shall apply to this map: <br /> (1) Parcels and 3jshall be a minimum of two (2) acres. (Development Title Section 9-610.2) <br /> d. PROPERTY'LINE SETBACKS: All structures shall meet minimum setback requirements from <br /> property lines: <br /> (1) Side yard,setbacks shall be a minimum of ten (10)feet. (Development Title Table 9-610.2) <br /> i <br /> (2) Rear yard setbacks shall be a minimum of thirty (30) feet for main buildings and fifteen (15) feet <br /> for accessory buildings. (Development Title Table 9-6102) <br /> e. MODULAR HOME#PERMIT MH-74-4-13: ` <br /> (1) If the existing modular home on Parcel 2 is to be used as a single family residence it shall be <br /> placed on a permanent foundation. The property owner shall submit to the Planning Division <br /> ` evidences of the building permit being final prior to the "Notice of Lot Line Adjustment" being <br /> recorded, If the modular home is to be used as a farm labor mobile home Parcel 1 and Parcel 2 <br /> must be owned by the same owner and the mobile home must be used by farm labor employees <br /> for farm.labor housing. <br /> 2.
