STANDARD REQUIREMENTS <br /> SD-92-235 <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also apply. <br /> Ordinance Requirements cannot be modified. <br /> (a) Size of Unit. The second unit dwelling shall conform to the <br /> following requirements: <br /> (1) Except as provided in Subsection (a) (2) , the second unit <br /> dwelling shall not exceed one thousand 1.200 square feet of <br /> living area; <br /> (2) In areas zoned AG, AL, or AU, the second unit dwelling may <br /> exceed one thousand 1200 s uare feet of living area provided <br /> the existing dwelling is used as the second unit dwelling; <br /> (b) Setback. The second unit dwelling shall comply with all yard <br /> requirements for a main structure in the zone but may not extend <br /> into the front yard area beyond the single-family dwelling; <br /> (c) Off-Street Parking. One (1) off-street parking space shall be <br /> provided unless it can be demonstrated that the occupant of the <br /> second unit dwelling is incapable of operating a motor vehicle. <br /> Parking shall comply with the parking requirements of this Title; <br /> (d) Common Driveway. The second unit dwelling shall be accessed by a <br /> common driveway serving both the second unit dwelling and the <br /> existing single-family residence and having a single access point; <br /> (e) Compatibility. The second unit dwelling shall be similar to or <br /> compatible with, the existing single family dwelling; <br /> (f) Conversion or Removal. The following requirements shall apply to <br /> the conversion or removal of the second unit dwelling: <br /> (1) The second unit dwelling shall be erected, constructed, or <br /> installed so as to allow for its feasible removal or conversion <br /> to a nonresidential, accessory use; <br /> (2) Within three (3) months after the second unit dwelling is <br /> vacated, the unit shall be either removed from the premises, <br /> converted to a permitted, nonresidential, accessory use, or <br /> converted to be part of the existing single-family residence. <br /> i <br /> 1 <br /> a <br />
