I � <br /> INTRODUCTION <br /> This Soil Suitability Study presents the results of our investigation concerning the soil <br /> characteristics and groundwater I V <br /> nder the subject property referenced on the Title Page. Our study <br /> was completed to satisfy the requirements of the San Joaquin Environmental Health Department <br /> (EHD), specifically: 1.) To determine if the four Parcels that are proposed to be subdivided are <br /> acceptable for the proper operation of a septic systemwhichwill function as intended for its <br /> anticipated lifespan, and 2.) Provide analysis and recommendations based upon the environmental <br /> criteria encountered in this stud Our report is in compliance with the requirements for a Soil <br /> Suitability Study under Development Title Section 9-1105.2 Item (d) of the San Joaquin County <br /> Ordinance Codes. <br /> Two well water constituents are typically sampled for EHD requirements: nitrate and the <br /> agrichemical DBCP (Dibromocl'loropropane). In previous Soil Suitability Studies in this locale, <br /> Mike Huggins of EHD waived the requirement for DBCP testing since there was no agricultural <br /> production in this locale from 1970 up through 1976 that would have used this material. However, <br /> since there is vineyard production directly west of the subject property, and although this vineyard <br /> was not in existence in the 1970's, it was decided to test the Tivald's well for DBCP for assurance <br /> that DBCP was not present. <br /> I <br /> SUBJECT SITE AND 'STUDY AREA BACKGROUND INFORMATION <br /> ' I <br /> The purpose of this project is toll I reate four new parcels from a total area of 9.22 acres, and <br /> construct a single family residential (SFR) structure on proposed Parcels 1, 2 and 4. Parcels 1, 2 <br /> and 4 are vacant. The Tivald's residence, septic system and domestic well currently exist on <br /> proposed Parcel 3. There is no proposal to build a second unit dwelling on Parcel 3. Each parcel <br /> area and orientations are denoted on the attached Tentative Map, found in Appendix A. It is <br /> possible EHD would support second unit dwellings on the proposed Parcels. <br /> I� <br /> The subject property is near the small town of Peters, one-quarter mile north of Copperopolis Road. <br /> Surrounding property use consiAs predominately of low density single family residences, <br /> ranchettes, horse ranches, and of ler types of ag buildings. The subject property is currently zoned <br /> rural residential. Municipal sewer will probably never serve this area, or at least not for several <br /> decades. <br /> As depicted on the attached US G S Map and the Tentative Map, the topography of the site is 100 <br /> feet above MSL, with a very slight land declination toward the southwest. Therefore, septic system <br /> design criteria for slopes do nothave to be considered. <br /> A review of Application Permits on file with the Environmental Health Department reveals there <br /> have been three Applications for Repairs/Additions to septic systems on Eastern Heights Road and <br /> none on Dietrich Road within tH�le study area. There have been 10 Applications for Repair/ <br /> Additions on Hewitt Road, one'. ile to the east. This can be considered a high number of <br /> Repairs/Additions/Replacements, and can be attributed to the indigenous clay soil type. <br /> Chesney Consulting <br />
