h 1 <br /> APN: 105-210-20,21 <br /> INTRODUCTION AND PROPOSED DEVELOPMENT <br /> The site located between Copperopolis and Milton Road at 451 N. Dietrich Road. The two <br /> parcels are located in Section 35, T 2 N R 8 E. The two parcels comprise 9.71 acres. Three <br /> parcels of 2.0 acres are to be sold and the remainder will be retained by the current owner. The <br /> area of Peters is located to the east of the site. The Tentative Parcel Map indicates Pa f&cel I and 10 I <br /> Parcel 4 will have frontage on N. Dietrich Road. Parcel 2 and Parcel 3 will utilize the proposed �3) <br /> driveway. Parcel 1 contains full developement. One SFR and a pool house exist presently. <br /> PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br /> Mr. Welch purchased the property in 1980 and the residence was constructed in 1981. The former j <br /> owner used the land for pasture. In 1998 the present owner planted 2.5 acres of grapes and the j <br /> k remainder is still in pasture. The parcels are zoned RR. <br /> 1 . <br /> IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF CONTAMINATION <br /> The following sources were researched for any environmental condition in the study area: <br /> EDR Inc.,EHD SJC,Ag. Commissioner SJC, interview with owner, State of California records, <br /> Aerials, Topo maps, Soil Surevy Information, interview with owner and Site/Area visit. <br /> n <br /> EDR Records Search <br /> The target property is not listed in any of the databases searched by EDR. The 100 year flood <br /> zone is westerly of the site. The westerly portion of Parcel 3 may be in the 100 year flood <br /> zone.The 1915 Topo Map shows the Peters area and the railroad split into two lines, one labeled <br /> Oakdale and the other Milton. Currently no railroad serves the Peters area. <br /> EHD, SJC <br /> The EHD site mitigation list does not contain any sites on Dietrich Road, Eastern Heights or <br /> Peters Road. The septic permits were reviewed on Dietrich Road and copied for inclusion in this <br /> report. Nine permits were reviewed. Three repairs were found. The time elapsed since the <br /> installation were 15,19 and 25 years, one of the three was realignment. Those with no repairs <br /> since installation were 27, 16, 26, 24, 8 and 17 years to 2004. The owner stated the soil is <br /> Hanford Loam. <br /> Owner Interview <br /> ` The site was visited on Feb. 1, 2005 by appointment with the owner. He stated he had tree roots <br /> removed on one occasion from the distribution septic pipes. The trees were removed and no <br /> further problem was encountered. The system is 23 years old. He planted grapes in 1998 on about <br /> 2.5 acres. He felt grapes were to labor intensive and decided not to plant additional grapes. He <br /> stated there is 11 for domestic and irrigation use. <br /> 1. <br /> 4 . ' <br />
