CONDITIONS OF APPROVAL <br /> MS-92-193 <br /> STABLER FAMILY TRUST <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES: <br /> a. The owner-operator homesite parcel shall be 10 acres. <br /> (Section 9-4010 . 21a} <br /> b. The minimum lot width shall be 100 feet. <br /> Section 9-4010. 11101 <br /> C. The northerly lot line of Parcel 1 shall be congruent <br /> with the northerly lot line of Parcel 2 . <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. <br /> (Resolution R-90-304 , R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> d. Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , San <br /> Joaquin County Standards F-la, F-lb, & F-lc and the <br /> Clements Fire District prior to issuance of the building <br /> permit. (San Joaquin County Ordinance No. 3622) <br />
