I . INTRODUCTION <br /> Dillon & Murphy has been retained by Jolin Stabler L(-) <br /> Perform a soil suitability study for the Teresi property located <br /> on the west side of Disch Road near its northerly intersection of <br /> Bear Creek, Lockeford, CA. , APN 019-160-04 . The purpose of the <br /> r. study is to determine the suitability of the property for septic <br /> tank usage . The study was performed according to the <br /> requirements of Section 10100 of San Joaquin County Development <br /> Code . <br /> II. PROPOSED DEVELOPMENT <br /> The property is currently zoned Al-10 and consists of a 73 <br /> acre parcel ( see appendix) . It is proposed to divide an <br /> �. approximately square, 10 acre parcel from the northeast corner of <br /> the project . The remaining 63 acre parcel has a home with an <br /> existing septic tank and leach field. The proposed split is <br /> being done as a minor subdivision to create an additional <br /> homesite. There are no other proposed changes in land use at <br /> this time. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> �- The majority of the property is used for vineyards with a <br /> small area used for a residence. Included with the house is some <br /> corrals , barns and a small portion of bare land. The land use <br /> has been the same for many years . <br /> IV. EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> As mentioned previously there is one existing structure on <br /> this property. Any future homes will be serviced by separate <br /> septic systems . These systems generally consist of a septic tank <br /> and leach lines . Some systems also utilize pits . <br /> There are sparsely located houses in the general vicinity <br /> of this project . Informal conversations with available nearby <br /> neighbors indicate no unusual problems with their septic systems . <br /> ` The neighbors I spoke with were utilizing septic tanks and leach <br /> fields . <br /> V. GROUND WATER DEPTH AND TESTING <br /> According to the map of "Lines of Equal Depth to Water in <br /> Wells" published fall 1990 be the San Joaquin county Flood <br /> Control and Water Conservation District, the depth to ground <br /> r 1 <br /> r.. <br />
