CONDITIONS OF APPROVAL <br /> PA-1400072 <br /> Little Rock Ranch, LLC <br /> The Lot Line Adjustment application No. PA-1400072 was approved by the San Joaquin County <br /> Community Development Department on May 9, 2014, which is the effective date of approval. This <br /> approval will expire on November 8, 2014, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors' Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels. Parcel A to <br /> contain 74.48 acres, and Parcel B to contain 72.46 acres as shown on the site plan dated April <br /> 11, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be recorded <br /> prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant <br /> properties shall be submitted to the Surveyor's Division for review and forwarding to the <br /> Community Development Department. The legal descriptions shall be prepared, stamped and <br /> signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of <br /> the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: All parcels shall be a minimum of 40 gross acres (Development Title Section 9- <br /> 872.2(e). <br /> 2.
