The Division has <br /> reviewed the above referenced project and offers the following comments and recommendations. <br /> PROJECT DESCRIPTION <br /> The project is an application for a lot line adjustment between two legal parcels approximately 21 <br /> acres (APN's 245-020-38 and -11) and 62 acres (APN's 245-020-08; -24; -25; -32; -33; -34) in size. <br /> The adjustment would result in a 3.9 acre parcel (Parcel 1) and a 79.2 acre parcel (Parcel 2). The <br /> property is zoned AG-40 (General Agriculture, 40 acre minimum) and the General Plan designation <br /> is A/G (General Agriculture). Approximately 21 acres (APN's 245-020-38 and 245-020-11) of the 83 <br /> acre site is subject to a Land Conservation (Williamson) Act contract. The project site is located on <br /> the southwest corner of North Ripon Road and Leroy Avenue and is bisected by Donahoe Road, in <br /> Ripon. <br /> DIVISION COMMENTS <br /> The Land Conservation Act statute contains provisions (Government Code §51257) to facilitate <br /> minor lot-line adjustments to contracted parcels. This section requires the following specific findings <br /> be made by the-board of supervisors to approve the lot line adjustment: <br /> The Department of Conservation's mission is to balance today's needs with tomorrow's challenges and foster intelligent, sustainable, <br /> and efficient use of California's energy, land, and mineral resources. <br />
