CONDITIONS OF APPROVAL <br /> PA-1300172 <br /> Charles M.& Kathleen T. Harris,Tr <br /> The Lot Line Adjustment application No. PA-1300172 was approved by the San Joaquin County <br /> Community Development Department on April 17, 2014,which is the effective date of approval. This <br /> approval will expire on October 17, 2015, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. Megan Aguirre, [209]468-3144) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated September 25, 2013. Parcel One to contain 3.90 acres and Parcel Two to contain 79.21 <br /> acres. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the "Notice of Lot Line Adjustment'. The "Notice of Lot <br /> Line Adjustment' shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> d. LOT SIZE: Parcel Two shall be a minimum of 40 acres in size. (Development Title Section 9- <br /> 872.2[el) <br /> e. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San <br /> Joaquin County Ordinance requirements will be applicable to the proposed project. The following <br /> conditions shall be addressed prior to submittal of a building permit application to the Building <br /> Inspection Division: <br /> (1) The Building Division has reviewed the site plan and project description. There does not appear <br /> to be any newly proposed construction, alteration to existing structures or grading associated <br /> with the proposed project. However, if the scope of the project changes a building permit may be <br /> required. <br /> 2.
