CONDITIONS OF APPROVAL PA-1300172 Charles M.& Kathleen T. Harris,Tr The Lot Line Adjustment application No. PA-1300172 was approved by the San Joaquin County Community Development Department on April 17, 2014,which is the effective date of approval. This approval will expire on October 17, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a Notice of Lot Line Adjustment. 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. Megan Aguirre, [209]468-3144) a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site plan dated September 25, 2013. Parcel One to contain 3.90 acres and Parcel Two to contain 79.21 acres. b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to conveyance of property through deeds by the owner. Legal descriptions of the resultant properties shall be submitted to the Surveyor's Division for review and forwarding to the Community Development Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall enter into a new contract prior to recording the "Notice of Lot Line Adjustment'. The "Notice of Lot Line Adjustment' shall not be recorded until the Williamson Act Contract application has been deemed complete. Filing Fees are required for this application. (Government Code Section 51257) d. LOT SIZE: Parcel Two shall be a minimum of 40 acres in size. (Development Title Section 9- 872.2[el) e. BUILDING CODE REQUIREMENTS: The following California Building Code (CBC) and San Joaquin County Ordinance requirements will be applicable to the proposed project. The following conditions shall be addressed prior to submittal of a building permit application to the Building Inspection Division: (1) The Building Division has reviewed the site plan and project description. There does not appear to be any newly proposed construction, alteration to existing structures or grading associated with the proposed project. However, if the scope of the project changes a building permit may be required. 2.
