DOWNING AVENUE(APR_175-170-13) LA 01-71 <br /> City of Stockton Public Works <br /> The Department has reviewed the subject application and offers the <br /> following comments to the property owner regarding any future development on these parcels: <br /> 1. The,owner/developer shall dedicate the necessary right-of-way to provide a 42-foot half section on <br /> Downing Avenue: <br /> 2. The subject parcels lie within the boundary of the South Stockton Community Facilities District 90-1 <br />.: (Sewer District).and are not currently annexed. As a condition of receiving City of Stockton sewer <br /> strict(sign the CFD 90-1 MOU) and pay the District <br /> service, the property owner must annex to the Di <br /> annexation fee (currently$6,819.35/acre based on the acreage as determined by the legal parcel ` <br /> size), prior to permit issuance or recordation of a subdivision map. Further, the property owner must <br /> Y, comply with San Joaquin County Environmental Health Department requirements relative to septic <br /> abandonment. <br /> 3. Frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to occupancy o any new <br /> buEldings/structures on these parcels. Should installation of these improvements prove not practical <br /> due to existing physical constraints, the owner/developer should enter into a Deferred Improvement <br /> Agreement whereby the owner/developer agrees to install the required improvements at such time <br /> as it is practical. _ <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
