February 9, 2006: - <br /> NOA Project Number: E05163A <br /> This report was prepared for the exclusive use of Sam Freitas and the San Joaquin County <br /> Environmental Health Department(EHD)for the processing of a tentative map at San Joaquin County. <br /> This report is not equivalent to a Phase I Environmental Site Assessment and does not meet ASTM <br /> E1527-00 or ASTM E1527-05. NOA specifically disclaims responsibility for any unauthorized use of <br /> -this report. <br /> 1,0 INTRODUCTION AND PROPOSED DEVELOPMENT <br /> 1.1 Description of Site <br /> i <br /> The subject property is <br /> located approximately 4,300 feet north of the intersection of Farmington Road <br /> (State Highway 4) and Drais Avenue, approximately 1.5 miles south of Copperopolis Road and <br /> approxirnately eight miles east of Highway 99. The property consists of a rectangular, 80-acre parcel <br /> (APN 183-230-13). The address associated with the subject property parcel is 2430 South Drais <br /> Avenue. The subject property is a field used for agricultural purposes. <br /> ri <br /> According to the San Joaquin County Community Development Department web site,' the subject <br /> property is zoned AG-40, general agriculture with.a:minimum parcel size of 40 acres. This zoning <br /> designation"is established to preserve agricultural lands for the continuation of commercial agricultural <br /> enterprises." <br /> Location maps of the subject property are attached to this report as Appendix A. Photographs of the <br /> subject property are attached to thisreport as Appendix.B. <br /> 1.2 Proposed Development <br /> A tentative parcel map showing the proposed parcel division, for a possible home site,was provided- <br /> to <br /> rovidedto NOA by Quartaroli&Associates; the parcel division is depicted on the site map in Appendix A. <br /> 2.0 PAST, PRESENT,AND PROPOSED FUTURE USES <br /> 2.1 Recorded Land Title Records <br /> A chain of title report was not provided by the client for NOA's use in preparing this report. <br /> F!
