CONDITIONS OF APPROVAL <br /> PA-1100188 <br /> Fred M. Calosso Trust, Etal <br /> Lot Line Adjustment Application No. PA-1100188 was approved by the San Joaquin County <br /> Community Development Department on November 22, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on May 23, 2013, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John Funderburg, <br /> 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated October 12, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: <br /> i) The proposed new property line for Parcel One shall meet the side yard setback <br /> requirements for the AG-80 zoning designation (General Agriculture , 80-acre minimum) for <br /> non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> d) LOT WIDTH: <br /> i) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> e) PLANNING APPLICATION PA-1000218: The "Notice of Lot Line Adjustment" for application PA- <br /> 1000218 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1100188. <br /> 2.
