CONDITIONS OF APPROVAL <br /> PA-1800128 <br /> KAISER RANCH LLC/QUARTAROLI & ASSOCIATES <br /> Minor Subdivision Application No. PA-1800128 was approved by the Community Development <br /> Department on October 11, 2018. The effective date of approval is October 21, 2018. This tentative <br /> map approval will expire on October 20, 2021, which is three (3) years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless_otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application. Ordinance requirements cannot be <br /> modified and other ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Contact Staff: Frank Girardi, (209)468-8469) <br /> a. TENTATIVE MAP-: The Parcel Map shall substantially conform with the approved tentative map <br /> dated May 25, 2018. <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Coda Section 6-9004(b), the following note <br /> shall be placed-on the Parcel Map and recorded as a separate instrument: <br /> All persons purchasing parcels within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, such <br /> as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) Parcels 1 through 9, and Designated Remainder shall have a minimum lot width of 330 feet, <br /> measured at the front yard setback line. (Development Title Section 9-610.4) <br /> (2) Parcels 1 through 9, and Designated Remainder shall each contain a lot area not less than forty <br /> (40) gross acres. <br /> d. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> 1) A proposed minimum 25-foot wide private easement for access to Parcel 4, along Parcels Z <br /> &3, shall be shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> 2) A proposed minimum 25-foot wide private easement for access to Parcel 9, along Parcel 8, <br /> shall be shown on the Parcel Map. (Development Title Section 9-1150.15). <br /> 3) A proposed minimum 25-foot wide-private easement for access to Designated Remainder, <br /> along Parcel 8, shall be shown on the Parcel Map. (Development Title Section 9-1150.15). <br /> 4) The following note shall be placed on the Parcel Map and also shall be recorded as a <br /> separate instrument: <br /> At the time of non-agricultural development of Parcel 4, Parcel 9, and/or the Designated <br /> Remainder parcel, the entire length of the private right-of-way for Parcel 4, Parcel 9; and/or <br /> the Designated Remainder parcel shall be constructed and maintained to the standards <br /> required by the California Fire Code and applicable San Joaquin County Improvement <br /> Standards.
