Durham Ferry Rd Subdivision) <br /> Gear ivir Larrouv: <br /> We the ur►dersigned property owners are in receipt of your letter <br /> mailed February 1 , 1989 referencing the subject above. Our concerns and <br /> comments regarding the subject application follow: <br /> 1. Section 9-4010.2,b of the AC-40 zoning states that "A. homesite <br /> parcel containing a minimum of one and one-half acres may be created from <br /> a parcel twenty (20) acres or laraer in size to finance a residence for each <br /> riierriber of the owner-operator's farnily who earns a substantial portion of <br /> his livelihood from actively participatinq in the farming operation..." <br /> Experience leads us to the conclusion that three family members could not <br /> earn a substantial portion of their livelihood from the remaining acreage. <br /> 2. A, successful attempt to circumvent the current zoning codes <br /> defeats the intent of the AC-)-40 code to keep the area agricultural in nature <br /> We do not obiect to intelligently planned growth; however; we are opposea <br /> to any such circumvention of the existiliq codes and the resultant Cuburbar <br /> sprawl which we see surrounding us today. <br /> 3, if the four homesites are developed for other than owner-operator <br /> family members, as we believe they :rill he, well water will be necessary <br /> to irrigate the trees on thou homesites since they are not on the irrigation <br /> Canal. Stich a situation may affect the water table in the area and the <br /> additional septic systems ;.ouid impact the auaiity of the well water for <br /> dorriestic use iii the area. <br /> 4. The additional congestion that would be created in <br /> the immediate area by these additional homesites is of great concern tn. 'us. <br /> 5 An additional concern is that developed homesites will make it <br /> more difficult (if not impossible ) to spray the row crops from the air on <br /> the north side of Durham i Ferry road (directly across f rorty the proposed <br /> "minor subdivision"). <br />
