CONDITIONS OF APPROVAL <br /> VANDERVEEN <br /> MS-91-32 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fees currently are <br /> $2 , 166 . 00 per 1, 000 gross square foot of building as "Service <br /> Commercial" and $3 , 128 . 00 per single family dwelling unit in <br /> the Manteca area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior <br /> to application approval indicating that the area is suitable <br /> for septic tank usage. A permit for the percolation test is <br /> required form the Environmental Health Division. <br /> b. A sewage disposal area as indicated by the septic tank <br /> suitability study and/or percolation tests must be shown on <br /> each parcel on the final subdivision improvement plans. <br />
